Rental Property Development
Your first important decision was made when you selected the property. The second most important decision you make about your vacation home, is who you will depend on in your absence to maintain your important investment. Our trained staff recognized that fact and is committed to the development of your property. The goal of our office staff is to always make our visitors feel welcome as well of protecting the owner’s interests. We strive to provide excellent service for our homeowners and superior customer care for our guests. By achieving this goal your tenants will return year after year. Each spring your home is inspected and suggestions are made to enhance your rentals. We listen to the comments and concerns of our guests and owners. Will My House Rent?
Yes, provided your property is well maintained, comfortable furnished and clean. You can expect the first year to be an introductory time, as guests become more familiar with all your vacation home has to offer. You will be surprised how quickly your return guest list begins to grow from families in the prime season to fisherman in the fall. There are guests who require one of the many eight, nine or ten bedroom home on the island, but more so than not, there are the families who prefer the more economical island homes. A number of guests find that leasing a less expensive home allows them to stay for more than one week.
Pricing vacation rental property is vital to the success of the property. If your property is located a further distance from the beach, add something special. By adding a hot tub, kayaks or even a video rental package will catch the interest of rental guests to offset the Oceanfront or Sound front appeal.
When a Guest Makes a Reservation
Dolphin Realty adds no hidden costs to our guest reservation. All costs are explained at the time of the reservation. Along with the rent, there is a reservation fee and taxes. Our cottages and Sea Whispers have a Property Protection which each guest pays on their reservation. If a Security Deposit is required we explain the amount and when the money will be refunded to them. We also offer Travel Protection Insurance which is so important for our guests’ vacation as well as protecting your investment. If you choose to allow pets, there is an additional rent for the pet.
Commission
Dolphin Realty, Inc. bases the commission charge for a weekly rental property on a variety of factors. Location and age of the property are very important. Let’s walk through your home together and discuss options best suited for you. Most of the costs associated with the rental of your property are included in the commission.
Advertising, booking, guest clean up, dispatch and monitor maintenance, brochure pictures, website, pre-season inspection and accounting to owners and guests are also included in the commission.

Dolphin Realty conducts a year round campaign designed to reach our major rental markets. We plan our advertising to reach people who travel in every season.
Dolphin Realty’s prepares a Rental Brochure for passing out to guest and other people inquiring about what rentals Dolphin Realty has to offer. We advertise in a number of printed publications locally and throughout the east coast. The world-wide web is the most effective advertising. Our website gives the rental properties major exposure in today’s internet world. We have the convenience of on-line booking. We also advertise on FlipKey/Trip Advisor, VRBO, Redawning and other Third Party Online Vacation Rental Companies.
Cottage Repairs & Maintenance
The quality of maintenance is a major factor in the long term value of your property. Our maintenance crew will remedy minor repairs within their capabilities. We contract locally licensed contractors when the repairs call for special services. Owners receive a copy of invoices after completion of work. When necessary repairs are over the agreed limit, you will be contacted for approval unless it is an emergency. If there is a need to replace small items in your home, we try to match the style and quality of the item which we are replacing to match the existing one. In addition, our staff will be happy to arrange pest control and lawn care for you.
What should I put in my Rental Cottage?
Below are the basic kitchen items you will want to keep in your rental cottage for your guest’s convenience. When purchasing your kitchen needs, you will not necessarily have to buy the best of everything, but also keep in mind buying the items that will last at least a season. Kitchen items are very important to guests.
All items purchased in sets should adequately serve the number of guest your cottage sleeps plus additional four.
• Flatware & dishes, casserole dishes, coffee cups, tea, beverage, wine and juice glasses and a cork screw
• Tall serving pitchers and salad set. Serving dishes in a variety of sizes
• Kitchen knives, wooden spoons, soup spoons, cooking spoons, forks and spatulas
• Tray for silverware drawer, dish drainer and tray
• Coffee maker, toaster and blender
• Crockpot, electric skillet and woks are always nice to have
• Microwave with microwave cookware, measuring cups and spoons, can opener, and ice cube trays if your refrigerator does not have an ice maker
• Baking pans, cookie sheets and muffin pans
• Large cutting board, (small ones end up at the beach for bait)
• Vegetable peeler and strainer or colander
• Tongs, hot pads and paper towel holder
• Sauce pans with lids and Teflon skillets in a variety of sizes
• Large crab cooker
• Broom, mop (or Swiffer), dust pan and bag less vacuum.
• Bedrooms need blankets and pillows for each bed. A decorative comforter is always a plus. Don’t forget mattress pads and pillow covers that will stand up to frequent washing.
• TV’s for each room is always appreciated.
• Entertainment center (or area for TV) should provide all the comforts of home, and more (DVD’s, VCR’s and at least a 25" TV for the family area.
• Radio with a CD player (the stationary type to prevent guest from taking it to the beach).
• Seating for the number of guests your cottage sleeps plus 4.
Outside your home is as important as the living area inside. A gas or charcoal grill is much appreciated and will be used by many guests during the season. Also, a fish cleaning table and deck furniture are certainly a plus.
A safe way to plan your cottage items are that if you think of it, so do the guests. A guest book is a good way to keep abreast of what is needed for the next visit. When responding positively to these requests, you will find many feel more at home and return year after year.
